The Government of Newfoundland and Labrador issues real estate licences under the Real Estate Trading Act, 2019.

The Newfoundland and Labrador Association of REALTORS® administers pre-licensing courses and licensing examinations on behalf of the provincial government. The specific policy, rules, and regulations for pre-licence courses as set by the provincial government can be found in the Professional Development Guidebook.  

There are three paths to a real estate licence in Newfoundland and Labrador. Each has different requirements and a different examination:

  1. Most people are new to the industry. They will complete the Fundamentals of Real Estate course and apply for a salesperson’s licence.
  2. People who have already held a real estate salesperson’s licence in Newfoundland and Labrador for at least two of the past three years may apply for the Office Management and Brokerage course. Upon successful completion of this course, they may apply for a real estate broker’s licence.
  3. People licensed as a broker or salesperson in another province may apply for a Newfoundland and Labrador licence under a Reciprocity process.

Salesperson’s Licence Course

Fundamentals of Real Estate is a self-paced course. Online access to the digital text is provided at the time of registration with NLAR. Students have one calendar year to pass the exam.

The exam consists of 100 multiple-choice questions. The passing grade is 70%. Students may take up to three attempts to pass the exam. If the first attempt is unsuccessful, there is a $100 fee (+ HST) for each additional attempt. 

The examination for this licence is available both online and in-person.

Registration for the pre-licensing salesperson course is $2,000 (+ HST), payable to NLAR. This cost is non-refundable and non-transferable. The registration fee includes the cost of the course and the first exam attempt.


Broker’s Licence

Office Management and Brokerage is a self-paced course. Online access to the digital text is provided at time of registration with NLAR. Students have one calendar year to pass the exam based on the course material.

To be eligible to register for the Office Management and Brokerage course, the student must have held a salesperson licence for two of the past three years.

The exam consists of 100 multiple choice questions. Passing grade is 70%. Students may take up to three attempts to pass the exam. If you are not successful in the first attempt, there is a $100 fee (+ HST) for each additional attempt. 

The examination for this licence is only available in-person, there is no online option.

Registration for the broker’s course is $2,000 (+ HST), payable to NLAR. This cost is non-refundable and non-transferable. The registration fee includes the cost of the course and the first exam attempt.


Licence Transfer (Reciprocity Process)

The Government of Newfoundland and Labrador recognizes existing real estate licences from all other provinces in Canada. Licences from outside Canada do not qualify for the Reciprocity process. 

To start the process, a person must first provide NLAR with a letter from their current regulator to show the individual is currently licensed in that province. Once proof of current licence is received, the individual may register for the reciprocity process.

Reciprocity is a self-paced course. Online access to the digital text is provided at the time of registration with NLAR. Students have one calendar year to pass the exam based on the course material.

The examination for this licence is available both online and in-person.

The examination consists of 75 multiple-choice questions. Passing grade is 70%. As with the other examinations, students have three opportunities to obtain a passing grade. There is a fee for second and third attempts.

Registration for the Reciprocity course is $350.00 + HST. This cost is non-refundable and non-transferable. The registration fee includes the course cost and the first exam attempt.


Applying for a Licence

Students may apply online to the provincial government (ServiceNL) for an appropriate licence once they have passed the exam. NLAR will provide students with proof of success for the exam.
